Next to pricing your home right, making a memorable first impression on a buyer is one of the biggest opportunities to bring in the best offers. Consider repairs, cleaning, and painting before the home is listed for sale. These easy improvements will help you get the best price for your home. Here are more tips to help capture a buyer’s first impression.
Curb appeal. Curb appeal is critical when selling your home. We have seen buyers decide not to look at the inside of the home based on the outside appearance. Make sure the yards are cleaned up, free of weeds and overgrowth. If you are living in the home, stage your back-yard so the buyer can see the potential. Make sure walls/fences are in good repair and cable lines are tacked up properly. Check the trim and see if it needs painting or repair. Does the home need stucco repair? These are just a few of the major items a buyer will look at.
Remove excess items. Keep in mind that each buyer that views your property will be trying to picture themselves in the space. If you are occupying the home, eliminate excess items that you are not using or plan to dispose of when you move. Having too many items on the walls, excess furniture and personal items make rooms and closets look smaller than they are. Clear off those counter tops, tables and end tables. Less is more. Remove personal photos so the buyer can envision themselves in the home.
Cleaning and staging. Buyers look at several homes before they make a decision. A home that is really clean (include the baseboards and windows) and staged properly will leave an impression on a buyer. If you are occupying the home, make sure the house is cleaned up every day. You don’t want to be caught off-guard, so make sure the dishes are done, the beds are made before possible showings. When staging the home, make sure the house flows easily for people to walk through.
